Tips for Selling Your Home:




If you are hoping to SELL FAST here are some helpful hints that will make your property more appealing to potential buyers.


Start at the entry door of your home and do a walk-through making a list of the things that need to be done to make the inside of the house look its best. Buyers do not want to walk into a house they feel is knocking them over the head with "It is going to take a lot of work to fix this place up!" You fixing things before they see them will greatly enhance your chances of making a sale.
  • Make certain the WOODWORK and WALLS are painted or wallpapered nicely, and that both are very clean. Patch NAIL HOLES in the walls prior to painting.
  • Make sure CARPETS and RUGS are as clean as possible, showing no stains or tears. Keep non-carpeted FLOORS clean and shining.
  • Clean all of the LIGHT FIXTURES and make sure all light BULBS are in working order.
  • Clean all fingerprints and dirt from SWITCH PLATES throughout the home.
  • Clean CURTAINS and DRAPERIES.
  • Clean WINDOWS and SILLS. Make them shine, inside and out.
  • BATHROOMS and KITCHENS must be spotless. Be sure to clean all APPLIANCES inside and out. Hang some decorative towels to make the rooms look nice.
  • Put away knickknacks and little PERSONAL THINGS you may having sitting around. It is better to have a clean shelf, or something that appeals to everyone, (not just your family), sitting on shelves, tabletops and cabinet tops. Things that would appeal to everyone include; pictures that are of something other than family, plants, fresh flowers in attractive vases, books... The buyer wants to be able to visualize this as his or her home, and that is difficult to do with your personal items surrounding them.
  • Clean out your CLOSETS. Find a place to store the things you do not need to have in your home right now. Buyers want a lot of storage and if the closets are cleaned out, they can see all the house has to offer in the way of storage. Make sure that whatever you do have to leave in the closets is arranged neatly. We suggest you not have anything on the closet floor. For example, you can box up all of those shoes you rarely wear, and leave the ones you do wear in a drawer until you sell your home. "Clutter" makes a home feel less roomy.


First impressions are very important. Stand away from your property and make an honest assessment of what someone will think of your home when they first see it. Start making a list of what needs to be done to make it look its best.
  • The STREET in front of your house should be clean.
  • Keep the SIDEWALKS swept.
  • Keep your DRIVEWAY clean.
  • Make sure the GRASS is always cut, and the BUSHES and TREES trimmed.
  • Remove all CLUTTER from your yard. Make everything look as much like a picture-postcard as you possibly can. The goal here is to make the property look clean and organized. Remove any lawn furniture that is not in good, clean condition. You can store it temporarily until your home sells. Put children's outside toys away when the house is going to be shown to a potential buyer. Roll up lawn hoses, or better yet, put them away, when you are not using them.
  • Clean out GUTTERS.
  • Make certain any leaks on the ROOF have been repaired. Buyers are a ways interested in the condition of the roof.
  • If it is Spring or Summer, have colorful FLOWERS in place to greet your potential buyers. Flowers make the house look pretty and inviting.
  • If it is Fall, keep the LEAVES at bay by constantly raking them up as they gather around the property.
  • If it is Winter, perhaps we will have a heavy, white snow and your property will automatically look like a winter wonderland, but you will want to clear snow and ice from all drives and walkways.
  • Make certain your GARAGE is very clean and organized.
  • It is best not to have CARS parked in front of your home when potential buyers are touring your home. Park in back, in the garage, or perhaps at a neighbor's down the street.


When all the repairs and preparations have been made and you are ready for the house to be shown, BE SURE TO:
  • Keep the lawn mowed and sidewalks swept.
  • Dust, vacuum and Windex all glass frequently.
  • Keep everything picked up and put away.
  • Have a place to put your pets and their belongings outside, or at a friends house while the home is being shown.
  • Keep pleasant smelling potpourri in pretty dishes around the home. If you burn a candle or cook something, it appears as though are attempting to hide unpleasant odors.
  • Turn on all the lights inside the home, including the closets. If it is nighttime, turn on the outside lights as well.
